Why You Should Get Your Canberra Tenants A Gift This Christmas

Are you thinking about giving a gift to your tenants this Christmas? It's a great idea with some benefits, but remember to keep it professional!

How well do you know your tenants? For the most part, you have a business relationship – you are bound by a contract and that's almost all that you have to do with them. However, in order to be a more connected, and effective, landlord, consider giving your tenants a gift this Christmas.

You might not know anything personal about each person, but that's not the point. You can give them a gift by installing new white goods in your rental in Canberra . That way, they get to use new appliances for the duration of their stay, and your rental gets spruced up!

But why else should you make sure your tenants are looked after around the holiday season?

Keeping them on your side

If you've had a trouble-free tenancy for years and years, you'll want to keep that going.

If you've had a trouble-free tenancy for years and years, you'll want to keep that going, right? You might not want to go through the process of finding new tenants regularly, so making sure they're on your side is a good thing.

It's important that your tenants think you're helpful and considerate, otherwise they may be packing up and moving on in no time. A simple book or gift voucher is all you need. It can also encourage mediocre tenants to be better behaved, or speak to you more politely. Show them you're not just in it for the business, and your tenants will respond positively.

Are they naughty, or are they nice?

Nobody wants tenants that are rude and loud and destructive, but sometimes you don't really know who they are. By giving them a gift, or even having one given to you, you'll develop (or at least start) a relationship and possibly get an insight into the sort of people they are.

Of course, there are tenancy blacklists that indicate tenants that have been difficult to deal with in the past, but these are not comprehensive. Your tenants might not show up on these lists, but still cause you some problems. You'll never know, unless you get to know the people themselves. Start this Christmas by giving them a gift, and seeing how your relationship can develop from there.

What sort of gift can you give your tenants without coming across as unprofessional? What sort of gift can you give your tenants without coming across as unprofessional?

There is the school of thought that getting too friendly with a tenant is trouble, because then you might find it harder to ask for a rent increase, or to dispute damages. That's valid, and while you might get along really well with your tenants, remember that you must remain professional.
